Splits, caps and fees

Here Realty is an independent brokerage, so there are no franchise fees or royalties.
Our monthly fees are low.
You choose one of two commission plans when you join.
Pay It Forward: you make one flat payment for your anniversary year and then keep 100% of every commission.
Tier split with a low cap: once you hit your cap, you keep 100% for the rest of your anniversary year.
Your cap resets on your anniversary date, not on January 1.
Tier split agents can switch to Pay It Forward on their renewal date.
We go over the numbers with you in person.

Listing launch and brand marketing, made in‑house

Every listing launch gets professional photos, video, drone video, a 360 tour, graphic design and direct mail support.
Our own photographer and designers make all of it in-house.
Nothing is outsourced.
Our listing videos put you on camera, so every listing also builds your brand.
Book a one-on-one video and photo shoot at a location of your choice to build your brand.
Our designers set up your business cards, sign riders, email signature and social media branding.
You request designs for every stage, from coming soon to just sold, in your own private Slack channel.

Broker support and technology

Our managing broker reviews your contracts and answers compliance questions, so you can stay focused on clients.
Our agents help build CRM AiGENT, the CRM you use to work your sphere.
Each morning it tells you who to contact and drafts the message in your own voice.
Our Agent Hub, open anytime, holds our policies, training videos and answers to common questions.
Transactions run in Dotloop, and we set up your access.

Pay It Forward is one of our two commission plans.

What marketing does each listing launch get?

Can I switch plans?

Yes, if you are on the tier split plan, you can switch to Pay It Forward on your renewal date.
